Garage Arches and Trim

 

The arches over our garage doors have been sinking for years. Some are so bad that they are causing other problems and are at risk of collapsing. They were improperly built when our homes were constructed without sufficient bracing and the weight of the brick is causing them all to sink and eventually fail. Also, the wood around the garage doors is rotting and in need of replacement so we're about to correct both problems.

Over the next few months each homeowner will be contacted to coordinate the repair which will take approximately 4 days per door. All existing wood will be removed and a laminated plywood beam will be installed and supported on each side by a 1"x3" steel support. The brick will be raised back to the original height and all cracks will be re-mortared. Finally, the doorway will be trimmed out with factory painted gray Hardie Board siding which will never rot.

The cost of the repair looks to be about $1,100 per door and we will fund this out money we've accrued over the past few years so no special assessment will be necessary at this time.
 

The Repair

These pictures show the first repair which is being done on the outer garage at 7368 Abrams Rd. The old wood has been removed and the new laminated beam has been installed and supported on both sides by 1"x3" rectangular steel pipes. Hardie Board will cover the side supports, the face and underside.
